Residential Development College Road, Hanley South For Trent City Securities.

The design of the scheme intended to respond to the buildings specific context and make a positive contribution to the overall urban design quality of the area while creating high quality affordable city centre living.

The proposed development provides 72 two bedroom and 29 one bedroom flats. It is the intention that this will allow the area to appeal to, and cater for a greater diversity of people and lifestyles and will begin a process of enriching the overall social character of the area.

The scheme also seeks to utilise the many existing positive aspects of the site: good connections with existing public transport routes, existing views to and from Hanley park, within walking distance of Stoke station and Hanley city centre.

College Road contains an existing three-storey brickwork structure that is to be retained. This building is to have its roof space replaced with a fourth storey of accommodation that is externally expressed as a stepped back timber clerestory insertion. Providing a seamless link between the adjacent new-build and the existing structure.

The development proposals also vary the overall height of the proposed buildings in direct response to the specific adjacent street context.

To College Road the proposals present a predominantly four-storey façade in response to the more urban nature of the street.

The proposals increase their height to five and six storeys to the façade overlooking Hanley Park to create an appropriate sense of scale between the Hanley Park and the edge of the city centre.

The ground floor apartments to Lawrence Street are provided with a raised terrace zone to the back of pavement, its occupation by residents will provide a boost to the quality of the public realm.

The development intends to provide diverse and expressive elevations to the neighbouring streets primarily composed by; brickwork panels with punched openings, through coloured render panels, western red cedar panels, and large glazed panels.

It is intended the external area outside the café will consist of high quality hard landscaping with well-designed furniture with the provision of containerised planting to create a pedestrian friendly space that has a clear relationship with the buildings while providing a welcome lift to the overall quality of public realm.

The flats at higher level will have open balconies overlooking this space providing high levels of overlooking. To further give public activity and meaning to this space (as well as opportunity for integration of the proposals into the community), a crèche and café facilities at street level are to be provided.

Attention to the security of residents, workers and visitors has been taken during the design process with care being taken to ensure that there are no dark, unoverlooked alleys or enclosures where crime could be facilitated.
